Fencing Caboolture: Which of These Is Yours

Taste settles less of this than people assume. Put a pool inside the line and the answer shifts once more, since that barrier has to pass a compliance standard long before anyone judges how it looks.

Colorbond Versus Timber, Priced Properly

Nearly every household in the district gets stuck here, and usually on a false premise. Steel is not the luxury pick and timber is not the budget one. Where the money sits differs: a Colorbond run is heavier on material and lighter on labour, because sheeting goes up quickly. Timber flips that ratio, then keeps asking for oil or sealer every few seasons. On a short back boundary the installed totals can finish within a few hundred dollars of each other. Whose Fence Is It, and Who Pays

A fence standing on the boundary itself is a dividing fence, and the Neighbourhood Disputes (Dividing Fences and Trees) Act 2011 governs how the two owners split it. The default is an equal contribution toward what the Act calls a sufficient dividing fence. On residential land that means something between 0.5 m and 1.8 m tall, built substantially from the materials the Act names. Want anything grander than sufficient and the extra is yours alone to fund.

However the job goes, the sequence rarely changes. Have the conversation next door before a single sheet is ordered. Hold a written quote you can put in their hand. Get whatever you agree down on paper. Where no agreement arrives, a notice to contribute is the formal move, and anything still unresolved lands at QCAT inside the timeframes the Act fixes. Invoices can be split so each household pays its own portion directly. The one thing beyond anybody's control is what the person next door decides to do.

A pair of further rules surfaces constantly. Anything up to 2 m above natural ground level is usually accepted development in Queensland; go taller and a building certifier has to approve it, and where a fence sits on a retaining wall the two heights are counted together. Pool barriers are governed separately again, under the Queensland pool safety standard, with certification coming from a licensed pool safety inspector. Both sets of regulated work belong to licensed operators.
